The 40 yard container in Battle Creek

The 40 yard is our largest roll-off container, with the highest volume and the tallest sidewalls, which cuts down the number of haul-offs on a big project. Commercial renovations, new builds and major demolition, full-home remodels, warehouse and office cleanouts, commercial roofing and large event cleanup — that is where it lives. It holds about 40 cubic yards, roughly twelve pickup truck loads or 230 to 250 standard 33-gallon bags.

It is bulky and mixed debris that justifies the 40: drywall, framing, fixtures, shelving, pallets, packaging and roofing debris on larger projects. The footprint is the same 22 by 7.5 feet as a 20 or 30, but at eight feet tall it is usually loaded by a crew — contractors and developers on big jobs, property managers on multi-unit work, business owners clearing a warehouse.

Space needed

a flat, solid spot about 22 feet long and 8 feet wide on a lot or job site (pavement or a pad, not grass), about 60 feet of clear approach for the roll-off truck to back in (more if it has to turn), and about 25 feet of clearance overhead, free of wires and branches

Construction, demolition and big commercial jobs

Big jobs come with local rules about containers on site. Battle Creek wants every construction and demolition site to have enough containers for its loose debris, with loose refuse containerized at the end of each day (§ 1064.17), and construction waste removed to an approved disposal area within a reasonable time after the work is done (§ 1064.08). Springfield uses the same wording — "All construction and demolition sites shall require adequate numbers of receptacles, bulk containers or detachable containers" (§ 36-41) — and wants construction waste removed "within 30 days after the completion of such construction work" (§ 36-32). Albion has the same site rule (§ 66-104), and Marshall requires a City demolition permit (§ 150.122(A)).

Demolition comes with state paperwork too. EGLE runs the federal asbestos rule (NESHAP) in Michigan. "Residential dwellings containing four units or less under private control or ownership would not be subject to the NESHAP", but other regulated demolitions need notice through EGLE's MiEnviro Portal at least ten working days before work starts - even when no asbestos is present. Asbestos never goes in a roll-off. On the road, Michigan law requires every vehicle to be built or loaded so its contents cannot drop, sift, leak, blow off or otherwise escape, and a load that is not completely enclosed has to be covered or fastened down (MCL 257.720).

Access and placement for a 40 yard

The truck needs about 60 feet of clear approach — more if it has to turn — about 25 feet of clearance overhead, and flat, solid ground such as a paved lot or a pad. On a job site we place it where the crews can work around it, on protective boards on request. In Marshall a 40 needs the City's dumpster permit, which covers any dumpster of 20 yards or more. A 40 in a public way is a different question. MDOT requires a permit from anyone who wants to use state highway right-of-way for anything other than normal vehicle or pedestrian travel (it manages that right-of-way under Public Act 200 of 1969 and the Encroachment Act), so we keep containers out of the right-of-way of I-94, I-194, M-66, M-96, M-37, M-89, M-227 or the I-94 Business Loop. On a Battle Creek street, the code bars placing any object in the street - which runs from property line to property line and takes in the lawn extension and the sidewalk - except temporary obstructions while things are moved to and from the property (§§ 1020.01, 1020.02(a)). The City's fee schedule lists right-of-way permits for lane and road closures and obstructions, and we found no City rule that names dumpsters. So the driveway comes first, and for a street spot we check the City's rules and the placement with you before booking. Elsewhere the street rule is written down too: Kalamazoo needs a right-of-way permit "for things like placing a dumpster at the street", applied for at least 10 business days ahead; Portage bars putting "building and construction materials/equipment" on a street "unless written approval therefore is granted by the director of community development", with a bond or insurance filed first (§ 66-3(a)); Marshall wants a separate right-of-way permit for a dumpster in the City's right-of-way, whatever its size; Galesburg (§ 66-63) and Richland (§ 28-40) want a permit before materials occupy a street; Union City allows nothing on a street for more than 24 hours without Council approval (§ 91.01); and Bellevue wants trash containers kept covered and at least five feet back from the road (§ 109-9). Each city page says what that town asks for.

Suitability

Is the 40 yard the right size for you?

Rough working figures. Weight, not volume, is what usually decides.

Choose the 40 yard for

  • Commercial renovations
  • New builds and major demolition
  • Full-home remodels
  • Warehouse and office cleanouts
  • Large event cleanup

Pick a different size for

  • Heavy-only loads — concrete, dirt and brick go in a 10 or a split load
  • Small jobs (you would pay for unused space)
  • Sites without truck access and overhead clearance
  • Asbestos, liquids, paint, fuel or medical waste

Answers

40 Yard Dumpster — questions we get asked

Not covered here? Call (269) 292-6313 and ask.

Will a 40 yard dumpster fit on a residential property?

Its footprint is the same as a 20 or 30 — about 22 by 7.5 feet — so with the truck approach it can go on some residential properties, but at eight feet tall it is a lot of box for a house. For most homes a 30, or a 20 with swaps, is the better fit. Ask and we will say which.

How do you load a 40 yard?

Usually with a crew. The walls are about eight feet high, so hand loading from the ground is slow. Load evenly across the container and keep debris below the top rail.

Can I put concrete in a 40 yard?

Not as the main load. Usually around 5 to 6 tons is included, and concrete, soil or brick reach that at a fraction of the volume. For heavy material, ask about a smaller dumpster or a split-load plan.

Do you offer swaps on long jobs?

Yes. We remove the container or rotate containers as needed, and contractors can ask about recurring job schedules and project support. Tell us the scope and expected duration and we quote the whole job.
